A guide to selling your property in Puerto Rico
An orderly sale starts before the listing goes live. This guide summarizes how we work with every seller: a plan, a timeline and clear next steps from the first conversation.
1. Know the market value
We prepare a comparative market analysis with similar properties, price per square foot and HOA fees. It's at no cost and no obligation, and it is not an appraisal.
2. Gather your documents
Have your deed, cadastre number, CRIM and utility receipts ready and, for condos, the bylaws and the association's debt certification.
If you have a mortgage, request a payoff statement from your bank.
3. Prepare the property
We provide staging direction to present it well. If it needs improvements, our project management service organizes scope, budget, timeline, contractors and quality control.
4. Marketing and listing
We prepare your property's marketing and its listing on the MLS, with clear information in English and Spanish.
5. Offers and negotiation
We review every offer with you: price, financing type, contingencies and closing date.
6. Through closing
We coordinate the inspection, appraisal and steps with the buyer's bank and the notary, and keep you informed of what comes next.
